How much does a real estate appraisal cost in the Coachella Valley?

A Basic Desktop Appraisal starts at $299 and a full Desktop Appraisal at $449. Add $100 when two separate clients are involved, such as opposing parties in a divorce. More than 90% of Coachella Valley properties fall inside those published fees; complex, high-value or high-liability assignments are quoted before you commit, so you never receive a surprise invoice.

Is a desktop appraisal accepted by courts, the IRS and probate attorneys?

Yes. A desktop appraisal is a complete, USPAP-compliant appraisal prepared and signed by the same California Certified Residential Real Estate Appraiser, applying the same methodology and the same standard of care as an inspection-based report. The only element omitted is the physical site visit. Desktop reports are routinely relied on for estate and trust administration, step-up basis, probate, family-law matters and bankruptcy schedules.

Can you appraise a property as of a date in the past?

Yes — that is a retrospective appraisal, and a date-of-death valuation is the most common example. The value is developed as of the effective date you specify using sales and market conditions known as of that date, not today's market. There is no practical limit on how far back the effective date can reach as long as sufficient market data exists for the period, and we regularly prepare valuations for dates several years past.

Do you appraise homes on tribal lease land in the Coachella Valley?

Yes. Portions of Palm Springs, Cathedral City and Rancho Mirage sit on the Agua Caliente checkerboard, where a parcel may be leasehold rather than fee simple. We confirm the property rights being appraised parcel by parcel, because remaining lease term and rent-reset provisions measurably affect both value and financeability. A leasehold property compared against fee-simple sales without adjustment produces an unsupportable conclusion.

Which Coachella Valley cities do you cover?

Indio, Coachella, La Quinta, Bermuda Dunes, Indian Wells, Palm Desert, Rancho Mirage, Thousand Palms, Cathedral City, Palm Springs and Desert Hot Springs, together with the unincorporated Riverside County communities between them — the full valley from Desert Hot Springs in the north to Coachella in the east. There is no travel surcharge between valley cities.
