Most of that work has been for people facing a deadline that matters: an estate to settle, a return to file, a marriage to unwind, a filing due in court. Those assignments are read closely, sometimes adversarially, and they are the reason the reports are written the way they are — every conclusion stated, every adjustment supported, nothing left for the reader to assume.

You work with the appraiser directly from the first call through delivery. There is no intake team and no file coordinator between you and the person signing the report.

How we work

Scope before price

We establish the intended use, the effective date and the property rights being appraised before quoting. A retrospective Date of Death value and a current market value are different assignments, and conflating them is how reports get challenged.

Research, then conclude

Comparable selection is driven by what the subject genuinely competes with — the same tract phase, the same association burden, the same property rights — not by proximity alone.

Written to be read

Reports are prepared to USPAP standards and written so an attorney, a trustee, an examiner or a judge can follow the reasoning without an appraiser to interpret it.
