How do you value a manufactured home on fee land in Coachella?
Manufactured homes are appraised against other manufactured homes, never against site-built stock. The first question is whether the home has been converted to real property on a permanent foundation, since that determines financing, marketability and which sales are legitimately comparable. Fee land ownership is confirmed separately from the improvement.
