Most desktop appraisals are completed within 3–5 business days from the time we receive the information we need. Rush service is available for urgent estate, tax or court deadlines — tell us your deadline when you order and we will confirm whether it can be met before you engage.

The property address, the reason for the appraisal, the effective date of value if it is retrospective, any recent improvements or unusual features, and your contact details. Interior photographs and a floor plan help but are not required. The more detail you provide, the more precise your quote will be.

Cash, check and major credit cards. Payment is typically due on delivery of the report, though arrangements can be made for special circumstances such as estate administration awaiting court authority.

You deal directly with the licensed appraiser who will sign your report, from the first call through final delivery. There are no coordinators, no call centers and no handoffs. If a question comes up about the conclusion later, you are speaking to the person who reached it.

Requests received during business hours are normally answered the same business day, and always within one business day. If we do not pick up the phone we are giving another client our full attention — leave a message and the call is returned promptly.
